Properties in Cyprus are rapidly becoming a red hot investment proposition. Did you know that property prices in Cyprus are still substantially lower than in certain other Mediterranean hotspots? And with Cyprus now being a fully fledged member of the European Union, things are set for a lengthy period of price growth. Prospective investors would do well to take a close look at some off-plan property in Cyprus, since this is where most of the profits can be made. Allow me to explain... When you buy a property off-plan you are effectively helping to finance the construction of the property you're buying. This process is safer in Cyprus than anywhere else in Europe because it is government regulated making it physically impossible for a buyer to lose out because a development doesn't get built or the developer goes bust. By buying an off plan property, you are effectively getting a huge discount (normally 30% to 50%) from the price of the finished article partly due to the fact that it will take between 18 months and 2 years to build. Obviously, by the time construction is finished, the property will be worth the full price of the finished article at the time of purchase, but remember, it is now 2 years later. The property has also increased in value proportional to the natural growth in the Cyprus property market (about 15% to 18% per annum on average). Once an off plan property has been built, it is usually worth 80% more than it was originally bought for off plan. Now that is one hell of a good return on your investment, you'd have to agree. I've been living in Cyprus for about four years now and I love the place. You just can't beat the way of life. You'll really have to come over and see it to appreciate it.
